Finding the house is the fun part. Winning it is where a good agent earns their keep. Once you walk into the right home and feel it click, the game changes — now it’s about writing an offer that gets you the house at terms that protect you. And with a VA loan, there’s some strategy that’s specific to you. Let’s make sure you use it.

Your VA Offer Is Stronger Than You Think

Before we talk tactics, let’s knock down the myth that’s been holding VA buyers back for years — the idea that a VA offer is somehow a weak offer. Because when you believe that, you start negotiating against yourself before you’ve even begun.

⚓ Captain’s Course Correction

Let’s put a stubborn myth to rest: that a VA offer is a weak offer, and sellers would rather not deal with it. Maybe in some far-off market where they’ve never seen one. Not here.

Hampton Roads runs on the military. Sellers and their agents see VA offers every single week, and a clean, well-prepared VA offer from a pre-approved buyer is a strong offer. The idea that you’re at a disadvantage walking in with a VA loan is exactly backwards. Used right, your financing is a feature, not a flaw.

What Goes Into a Strong Offer

An offer is more than a number. It’s a package, and every piece sends a signal to the seller about how serious and how solid you are.

The main pieces:

  • A fair, well-supported price. Not a lowball, not a panic overpay — a number backed by what similar homes actually sold for. Your agent should bring the data.

  • Your pre-approval letter. This is where the work from Blog 3 pays off. A real pre-approval tells the seller you’re the real deal, not a maybe.

  • Earnest money. A good-faith deposit that shows you’re serious. It’s held in escrow and credited back to you at closing — it’s not an extra cost, it’s skin in the game.

  • A workable timeline. Your closing and possession dates. Sometimes flexibility here is worth more to a seller than a few extra dollars — especially when your report date lines up. (More in Blog 8.)

  • Clean, clear terms. The fewer complications and the more straightforward your offer, the easier it is for a seller to say yes.

Don’t Forget to Ask for Concessions

Here’s a tool a lot of buyers leave on the table — and to be clear, this one isn’t unique to VA loans. Any buyer, whether they’re using VA, FHA, or conventional financing, can ask for it. When the market allows it, the seller can cover some or all of your closing costs, and there’s room for other concessions too, like buying down your interest rate, which we saw work back in Blog 4. Your real VA edge is elsewhere — the zero down payment and no monthly mortgage insurance we covered in Blog 1. Concessions are simply a smart ask that gets written right into your offer. You just have to know to make them.

✦ Captain’s Log

When I bought my own home, I didn’t bring a pile of cash to the closing table — because we didn’t write the offer that way. We asked the seller to cover the closing costs, and they did. All of them. I walked in owing nothing at the table.

That wasn’t luck. It was how the offer was built. A lot of buyers don’t even realize they’re allowed to ask — and you are. In the right market, a well-structured offer can get the seller to carry costs that would otherwise come straight out of your pocket. That’s the difference between “someday” and “this house, now.”

Winning Without Overpaying — or Over-Waiving

Sometimes you’ll be the only offer, and this is easy. Sometimes you’ll be up against others, and it gets tempting to do whatever it takes to win. Price is one lever, but it’s not the only one. A flexible closing date, a solid earnest money deposit, and clean terms can make your offer stand out without you throwing money you don’t have at it.

What you want to avoid is winning the battle and losing the war — by giving away the protections that are there to keep you safe.

⚠ Captain’s Warning

When the market heats up, buyers get pressured to “sweeten” an offer by giving up protections — waiving the home inspection, or agreeing to cover any gap if the appraisal comes in low. Be very careful here. Waiving your inspection can leave you owning somebody else’s expensive problems the day after you get the keys.

And agreeing to cover an appraisal gap you don’t have the cash for can blow up the whole deal — or drain the savings you were counting on. There are smart ways to make your offer stand out. Compete hard — but never by gambling away the protections that exist to save you. We’ll dig into the appraisal and inspection side of all this in Blog 7.

A Quick Word on the Appraisal

Your offer and the VA appraisal are connected, so here’s a heads-up now. As part of your loan, the VA sends out its own appraiser to determine what the home is worth. If that VA appraisal comes in below the price you agreed to, you are not forced to pay the difference. You can go back and renegotiate the price, and if that doesn’t work out, you have the right to walk away from the deal.

Now, one thing I want to be straight with you about, because plenty of people get it wrong: walking away doesn’t mean your earnest money lands back in your pocket that same afternoon. That deposit sits in escrow, and it can only be released once both the buyer and the seller sign off on it — which can take days, sometimes longer. This isn’t a car lot where you get your deposit handed back on the spot. In fact, a lot of buyers simply leave it in escrow and roll it into their next offer, since they’re still house hunting. The protection is real — you’re not going to lose that money over a low appraisal — but it’s a process, not an instant refund. Writing a Strong VA Offer

1. Come in pre-approved. Your letter does a lot of the talking. (Blog 3)

2. Lead with a fair, data-backed price. Not a lowball, not a panic overpay.

3. Put down solid earnest money. It shows you’re serious — and it’s credited to you at closing.

4. Ask for concessions. Closing costs and rate buydowns can come out of the seller’s side.

5. Keep your terms clean. Simple and clear is easier for a seller to say yes to.

6. Don’t waive protections you need. Compete hard, but keep your inspection and appraisal safeguards.

7. Lean on your agent. Positioning a winning VA offer is exactly what a good one does.

Writing an offer is equal parts numbers and know-how. The number matters, but so does how the whole package is built — the concessions you ask for, the terms you set, the protections you keep.
